Thinking about remodeling your home in Texas? Don’t touch that floor plan until you read this. I’m Frank Puente, general contractor and owner of Premium Residential Remodeling. After years of transforming homes across Montgomery, Conroe, Magnolia, and beyond, I’ve seen the good, the bad, and the “oh no, they really hired that guy?” moments. This is the Texas home remodeling guide I wish every homeowner had before starting.

1. Start With a Realistic Remodeling Budget

In 2025, prices are still fluctuating—but labor and material costs have stabilized enough to plan smart. Here’s a rough guide:

  • Bathroom remodels: $12K–$25K+
  • Kitchen remodels: $25K–$50K+
  • Room additions: $125–$300 per sq. ft.

Keep in mind: layout changes (like moving plumbing or knocking out walls) add cost quickly. So does high-end tile, custom cabinetry, or relocating HVAC. I always recommend budgeting an extra 10–15% for surprises. Because there are always surprises.

2. Vet Your Contractor—Hard

Texas doesn’t require a license to call yourself a remodeler. That means your “contractor” could be a guy with a truck, a drill, and no insurance. Here’s how to filter the pros from the pretenders:

  • Ask for proof of general liability insurance
  • Look for certifications like NARI (we’re certified)
  • Get references, not just Google reviews
  • Don’t fall for vague quotes—get itemized bids

If they ghost you after the quote, imagine what will happen when they hit your drywall.

3. Define What Success Looks Like

“I want a nicer kitchen” isn’t enough. Be specific:

  • Do you need more storage or better flow?
  • Do you cook often or mostly entertain?
  • Do you plan to stay long-term or sell soon?

Your goals shape the plan. And the plan shapes your results.

4. Understand Texas-Specific Remodeling Challenges

Remodeling in Texas comes with its quirks:

  • Expansive clay soil can cause shifting foundations—especially in older neighborhoods
  • HOAs (like in Bentwater or Walden) may require special approvals for additions
  • Humidity & heat call for better ventilation, sealed tile work, and water-resistant finishes

I build bathrooms that don’t mold and kitchens that won’t warp in a July heat wave. That’s how it should be.

5. Build a Timeline That Makes Sense

We’re not going to sugarcoat it: remodeling takes time. Permits, material lead times, and custom work don’t happen overnight. For reference:

  • Bathroom: 3–5 weeks
  • Kitchen: 4–8 weeks
  • Addition: 2–4 months
